WITNESSETH-
That Grantor~, for and in consideration of the sum of TEN (510.00)
DOLLARS and other good and vaiuable consideration - paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the following described real
property situated, lying and being in St. Lucie County, Florida, to wit:

Grantee, by acceptance hereof , and by agreement with Grantor hereby
I; expressly assumes and agrees to be bound by and to comply with all of the
~ covenants, terms, conditions and prov~sions set forth and contained in the
~ afaredescribed Declaration of Condominium, including, but not limited to, the
E obligation to rnake payment of assessments for the maintenance and operation
; of the Condominium which may be levied ayainst the above described Apart-
~ ment. Grantee expressly acknowledges the existence of a Settlement Stipula-
~ tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
~ ment Stipulation") and a Declaration of Protective Covenants and Restrictions
~ (the "Protective Covenants"), as her~inafter set forth. The Settlement Stipu-
a lation provides for this Condominium to be served by certain facilities of High
~ Point of Fort Pierce Condominium Section 1 and the Prot~ctive Covenants
g provides for certain land use covenants upon the land areas described therein
~ (including, but not limited to, portions of the land dreas inciuded within this
Conc~orr.inium) ~nd provides for certain dra~nage easements and ather ease-
~ r~,r_-nts and rights inclt~ding, but not limited to, the "Roadway Easement",
~ "S`hage System Rights", "yti'ater System Rights" and "Future DeveTopr~ent
~ Property Drainage Easement", all as are more particu]arly described therein,
all in addition to ihe other matters set forth in the Settlement Stipulation and
~ Protective Coven~nts, which other matters include, but are not limited to, the
~ obligation to pay cert:~in "Assessmer~ts" as are respectively set forth in the
~ Settiement Stipulation and Prctective Covenants. Grantee expressly acknowl-
edges and assumes the obligation to pay the amounts assessed against the
Apartment under both the Settlement Stipulation and Protective Covenants and
ackno~vledges that "Assessments" under both the Settlement Stipulation and
4 Protective Covenants against all propert.ies now or hereafter included within :
