CONDOMINIUM SPECIAL WARRANTY DEED ~

That Grantor, for and in consideration of the sum of TEN (a10.00)
DOLLARS and other good and va]uable consideration paid by Grantee, the
receipt of which is hereby acknowledged, has granted, bargained, and sold to
Grantee and Grantee's heirs and assigns forever the following described real
property situated, lying and being in St. Lucie County, Florida, to wit:

Grantee, by acceptance hereof, and by agreement ~vith Grantor ~ereby
' expressly assumes and agrees to be bound by and to comply with all of the
` covenants, terms, conditions and provisions set forth and contained in the
i aforedescribed Declaration of Condominium, including, but not limited to, the
~ obligation to make payment of assessments for the maintenance and operation
~ of the Condominium which may be levied against the above described Apart-
5 ment. Grantee expressly ackno~vledyes the existence of a Settlement Stipu]a-
: tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
~ ment Stipulation") and a Declaration of Protective Covenants and Restrictions
~ (_the '~Protective Covenants"), as hereinafter set forth. The Settle:nent Stipu-
~ lation provides for this Condominium Lo be served by certain facilities of High
~ Point of Fort Pierce Condominium Section 1 and the Protecdve Covenants
~ provides for certain land use covenants upon the land areas described therein
~ (including, but not limited to, portions of the land areas inclu~'ed within this

edr,es and assumes the obligation to pay the amounts assessed against the
