this Condominium in accordance with the above-described Declaration of Condo-
minium are "Common Expenses" of this Condominium as provided for in said
Declaration of Condominfum.
This conveyance is made subject to the following :

1. Real Estate taxes for the year 1919 and subsequent years;
2. Applicable zoning regulations and ordinances;
3. All. of the terms, provisions, conditions, rights, privileges,
obllgations, easements and liens set forth and contained in the
Declaration of Condominium of the Condominium and all instru-
ments referred to therein;
4. All covenants, conditions, restrictions and easements of record,~
if any, which may now affect the aforedescribed property
including, but not limited to, the above-described Settlement
Stipulation and that certain Pinal Order incorporatinq same
recorded in Official Records Book _~Ol at Page 1004 of the
Public Recor'ds of St. Lucie County, Florida and the above-
described Protective Covenants recorded in Offic~al Records
Book 301 at Page 2965 of the Public Records of St. Lucie
County, Florida, with the Grantor excepting from this convey-
ance and reserving unto Grantor and its successors and assigns
as the owner of that portion of the "Future Development Prop-
erty" (as set forth in the Settlement Stipulation and Protective
Covenants) not heretofore or hereby conveyed by Grantor
such easements and rights as may be necessary to effectuate
the provisions of the Settlement Stipulation and Protective
Covenants including, but not limited to, the drainage easements,
"Road~~•ay Easement", "Sewage System Rights", "~~'ater System
Rights" and "Future Development Property Drainage Easement"
as set forth in the Protective Covenants, which easements shall
be appurtenant to and run with the said "Puture Development
; Property" .
