The Mortgagee may. ~t h~s option, and withuut waiving his right to accelcrate N~e indebtedne~ hereby secured and to forecluse the same, pay either before or after deliyuency any or all of thuse cenain obligatiuns eeyuired by Ihe Ierms hereof to be paid by the Mortgagor for the protection of the mortgage security or tor the collectiun uf the indehtednesc hereby secured. That the abstract or abstncts of title rnvering the mortgaged property shall at al) time?, during the life of this mortgage, remain in possession of the Mortgagee and in event of the foreclosure ot this mortgage or other transfer of title to the mortgaged pmperty in eztinguishment of the indebtedness secured hereby. aJ right, title and interest of the Mortgagor in and to any such abstracts of title shall pass to the purchaser or grantee. 4. To !he extent_ of the indebtedness of the Mortg~gur to the Mortgagee described herein or secured hereby, the Murtgagee is hereby subrogated to the lien or liens and to the rights ot the owners and holders thereof of each and every mortgage, lien or other incumbrance on the land described herein which is paid and/or satisfed, in wfiole or in part, out of the pmceeds ot the loan described herein or secured hereby, and the respectiv~e liens ot said mortgages, liens or other incum- brances, sha!) be and the same and each of them hereby is p~eserved and shaU pa~c to and be held by the Mortgagee herein as security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it would have been preserved and would have been pa~sed to and been held by the Mortgagee had it been duly and regularly anigned, trans- ferred, set over, and delivered unto the Mortgagee by separate deed of assignment, notwithstanding ihe fact that the san?e may be satisfied ao+d cancelled of record, it being the intention of the pa~ties hereto that the same will be saticfied and ~an- celled of record by the holders themof at or about ihe time of the recording of this mortgage. 5. In the event the ownership of the mortgaged premises, or any part thereof, becc?mes vrsted in a person other than the Mortgagur, the ~furtgagee may. K~thout notice to the Nortgagor, deal vrith such successor or succeswrs in interest with reference to this deed and the debt hereby secuced, in Ihe same manner a, with the Mortgagor w•ithout in any way ~itiating or - dischar~ng the Mortgagor's liability hereunder or upun the debt hereby securecl.
