DUNCAN, his wife, hereinafter called "Buyer", a~i being an amendment to that certain Contract for Deed, recorded in O. R.-Book 288, Page 555, of . the Public Records of Saint Lucie County and re-recorded in O. R. Book 305, Page 142, of the Public Records of Saint Lucie County, ' Florida. W I T N E S S E T H: It is hereby agreed between the parties as follows: 1. Seller agrees to convey to Buyer, and Buyer agrees to purchase and pay for, as hereinafter provided, the following described property in the County of Saint Lucie, State of Florida, to wit: Lot 16, Block 1, Green Acres Subdivision as per plat thereof recorded in Public Records of Saint Lucie County, Florida. # AND ~ 1971 MANATEE MOBILE HOME, Title No. 4590318, , Vehicle Identification No. 0619684646D, a two bedroom, one bath Mobile Home, including furniture and furnishings which is presently situated on Lot #16, Block 1 of Green Acres i Subdivision, as per plat thereof recorded in the Public Records of Saint Lucie County, Florida. i 2. The cash. price of said lands is $18,720.00 bearing ~ interest at the annual percentage rate of 0$ per annum on the unpaid ~ balance of principal, payable in equal weekly installments of $60.00, commencing Friday, May 12, 1978, and on the same day of each week thereafter until the entire amount has been paid in full. All pay- ments must be paid•.within five (5) days of due date. Buyer shall have the right to prepay in whole or in part without penalty. 6 A 3 { 3. It is understood that there is an existing mortgage covering this property, the discharge of said obligation is the responsibility of Seller and upon full and complete payment of the purchase price and all other sums of money payable hereunder by Buyer and upon Buyer's performance of all his covenants contained herein, Seller shall convey said lands to Buyer by Warranty Deed, clear of all encumbrances except taxes for 1978, and subsequent years, zoning regulations, easements or limitations of record, if any. Seller expressly reserves a permanent easement for the Seller and his assigns • to maintain and service Seller's water well located on Lot #17, Block 1, in Green Acres Mobile Home area, said easement to permit crossing of Buyer's driveway for digging and maintaining of said well. Seller may continue to use Buyer's well water thru a connection made in October 1977, said connection being hooked up to Seller's water system, until final payment under the CONTRACT FOR DEED as recorded in O.
