Florida, EXCEPT that part described as follows:
Beginning at the intersection of Sunrise Boulevard, with the line
dividing Lot 1? and 18, of Block 16, thence run Northeasterly along
Sunrise Boulevard a distance of 30 feet, thence run Southeasterly
at right angles to Sunrise Boulevard a distance of 125 feet to the
