1. To make all payments required by the described Note secured by this Mortgage, when due.
2. To keep all buildings now or herafrer on the described real estate insured against damage by Ere and lightning in the sum secured by this
Mortgage. If ehe mortgagors shall not do so. the Mortggaagee may do so without waiving the option co foreclose, and the cost thereof shall also
be secured by this Mortgage If any sum becomes payable under such policy. the Mortgagee may apply it to the indebtedness secured by this
Mortgage, or may permit the Mortgagors to use it for other purposes, wrchout impairing the lien of the Mortgage.
3. To pay all expenses reasonably incurred by the Mortgagee because of the Mortgagors co comply with ehe agreement in the described Noce by
this Mortgage. or this Mortgage, including reasom a attorneys' fees. '
4. 1f any payment provided for in the described Note secured by this Mortgage is not paid within thirty (30) days after such payment becomes
due, or if any agreement in this Mortgage is breached, the unpaid principal balance plus accrued interest of all indebtedness secured by this
Dtorcgage shall become immediately due ac the option of the Mortgagee and the Mortgaggeeee may foreclose this Mortgage in the manrxr provided ,

6. Mortgagors shall pay all taxes and assessments which may accrue on said land. In default thereof, Mortgagee may pay same and all sums so i
