ownership of the promises.
11. That no waiver of any covenant heroin or of tM obligation securod heroby shall at any time thereafter be held to be
a waiver of the temut heragf or of the note securod heroby.
12. That if the Mortgagor default in any of 4M covenants or agreements contained heroin. or in said note then the
Mortgagee may perform the same. and all expendituros (including reasonable attorney's fees) made by the Mortgagee in so doing
shall draw interest at the rate of eight percentum (89(0) per annum, and shall bs ropayable immediatey and without demand by
the Mortgagor to the Mortgagee. and. together with inbrest and costs accruing thereon, shall be sacurod by this mortgage.
13. That the mailing of a written notice or demand addressed to the owner of record of tM mortgaged promises, or directed
to the said owner at the Isst address actwlly furnished to the Mortgagee. or directed to said owner at said mortgaged promises.
and mailed in the United States mails. shall be wffkierrt rrotke and demand in any case arising under this instrument and re-
quired by the provisions heroof or bylaw.
14. This Mortgage shall securo real ony existing indebtedness. but also such futuro advances, whether such advances aro
obligatory or to be made at the option of the Mortgagee. a otherwise, as an made within twenty (20) year from the date hero-
