I~ j; Lessor leases to Lessee the following described real - i property situated in St. Lucie County, State of Florida, to-wit: - i Lot 34, of Block 1, Thumb Point, as per plat thereof on file in Plat Book 10, page 79, Public Records of St. Lucie ~ County, Florida. commonly known as 1651 Thumb Point Drive, Fort Pierce, Florida, as well as all the goods and chattels detailed in the inventory designated Schedule "A", and.next hereto and specifically made apart of this Lease. 1.- OCCUPANCY. The premises are leased for occupancy j as a private dwelling to Lessee and family. ~i 2. TERM. The premises are leased for a term of eight I! (8) months commencing April 15, 1979, through December 15, 1979. ~ 3. RENT. In lieu of the payment of any rent by Lessee to Lessor, the parties agree that the Lessee shall be responsible ~ for the payment of all real estate taxes, utilities, maintenance 1I , i~ and upkeep charges on the leased premises. By way of clarifi- cation, the Lessee agrees to pay the real estate taxes on the ~I leased premises for the entire year of 1979, as well as all - utilities, maintenance and upkeep expenses incurred during the ? ~ I~ lease term. . 4. ALTERATIONS AND IMPROVEMENTS. As stated above, the 6 ~I 3 Lessee shall be responsible for all maintenance and upkeep 4~ ~ ~ expenses and shall keep the premises in good repair. Additional- ; ii ly, the Lessee shall be entitled to make alterations to the e leased premises and construct whatever improvements the Lessee ~i desires. All alterations, changes and improvements built, constructed or placed on the demised premises~by Lessee, with ~ the exception of fixtures removable without damage to the .
