property of Lessor and remain on the demised premises at the
expiration of the lease term, in the event that the option to
purchase granted below is not exercised. i

S. RIGHT OF INSPECTION. Lessor shall have the right at
r~ all reasonable times during the term of this Lease to enter '
the leased premises for the purpose of inspecting the premises

j and all improvements thereon, and any goods and chattels as
detailed in Schedule "A", or any amendment thereof.
!i 6. HOLDOVER BY LESSEE. Should Lessee remain in possession

of the demised premises with the consent of Lessor after the
expiration of this Lease, a new tenancy from month to month
shall be created between Lessor and Lessee which shall be subject
to all the terms and conditions hereof, but which will not
include the option to purchase granted below, unless the parties
I agree in writing.
i 7. SURRENDER OF PREMISES. At the expiration of the lease
term, in the event the option to purchase is not exercised,
the Lessee shall quit and surrender the premises. hereby demised
in as good state and condition as they were at the commencement
of this Lease, reasonable use and wear thereof and damage by
the elements excepted.
~ 8. DEFAULT_ If any default is made in the payment of
rent as defined by this Lease, or if any default is made in the
E~ performance of or~compliance with any other terms or~conditions

hereof, this Lease, at the option of Lessor, shall terminate

and be forfeited, and Lessor may reenter the premises and
j~ remove all persons therefrom. Lessee shall be given ten (10)

' days written notice of any defaults or breach, and termination
~i and forfeiture of the Lease shall not result if, within three
'i
s 1~ (3) days of receipt of-such notice, Lessee has corrected the
~i default or breach, or has taken action reasonably likely to

j( effect such correction within a reasonable time.
9. INSURANCE. Unless mutually agreed otherwise in writing,

the Lessor shall keep in full force and effect, the present
