it being the specific agreement of the parties that said
option can only be exercised in writing after November 1, 1979,
and prior to December 15, 1979. This option to purchase shall

terminate and be of no validity after December 15, 1979. Upon
executing this Lease containing this option to purchase, the

~f Lessee shall deliver to the Lessor the sum of TEN THOUSAND AND
NO/100 ($10,000.00) DOLLARS, as consideration for the option,

j which shall be nonrefundable, but for which the Lessee shall
be given credit in the event of a sale. The Lessee shall '

notify the Lessor of its. intention to exercise this option to
purchase by giving the Lessor a written notice of election at i
or before midnight of the day on which the option expires, ~

that is December 15, 1979. Within ten (10) days from date thereof'
the Lessor shall at its expense deliver to Lessee an abstract

of title. With respect to the closing of the sale, the parties -
shall be governed by those provisions of the form Contract for
Sale and Purchase promul ated b The Florida Bar and the Florida

Association of Realtors, including the Standards for Real Estate '
Transactions, a copy of which is attached to this Agreement.
! The transaction shall be closed and the .deed and other closing ;
~i papers delivered on the 30th day following the exercise of the !

option to purchase, unless-extended by mutual agreement of the -
parties. At. the time of closing, the Lessee, as Purchaser, shall

~ deliver to the Lessor cash, certified or cashier's check, for
the difference between the stated purchase price of NINETY SEVF1~1

THOUSAND FIVE HUNDRED AND NO/100 ($97,500.00) DOLLARS and the

r TEN THOUSAND AND NO/100 ($10,000.00) DOLLARS paid as considers-

ii tion for the option to purchase, adjustment being made for any j
prorations as of the date of closing. ~ ~

11. BINDING AGREEMENT. The covenants and conditions herein
li contained shall apply to and bind the heirs, legal represents

S~ tives and assigns of the parties hereto and all covenants are to

be construed as conditions of this agreement. The provisions of

this Agreement relating to the lease of the premises shall be
