Lender the rents of the Property, Provided that Borrower shall; prior to. accekration under paragraph 18 heteof a abandon-
ment of the Property. have the right to collect and retain-such rents u they becoane due trod payabb.
Upon aooekation under paragraph 18 hereof or abandonment of the Property. Lender shag be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rent: of the
Property, including thole past due. All ants collected by the receiver shall be applied first to payment of the costs of
management of the Property and oolkction of rents. including, but not limited to, receiver's fees. praniums on receiver's
bonds and reasonable attorneys fees. and then to the sums secured by the Mortgage. 11te receiver shall be liable to account
only for those rents actwlly received.
21. Ftitnre Aiva¦t:et. Upon request by Borrower, Lender. at Lender's option within twenty yeah from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Moctpge when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedt>as secured by this Mortgage, not inclnding sums advanced in aocordattce herewith to protect the
security of this Mortgage, exoad the original amount of the Note plus USS.. -
22. Rdettta Upon payment of all sums secured by this Mortgage, Lender shall release tbis~Mortgage without charge
to Borrower. Borrower shall pay aU coats of recordation. i[ any.
23. Attoraq't Rees. As used in this Mortgage and in the Note. "attorney's foe:" shall include attorney's fees, if any.
which may be awarded by an appellate court.
