prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Lender all sums which would be then due under

payment gad cure by Borrower, this Mortgage and the obligations secured hereby shall remain in full tome and eBect as if
no acceleration had occurred. _
28. Ase~eM of ReistR A~oi¦tsrteN eti Receiver. A: additional security herounder. Borrower hereby. assigas to
Lender the renb of the Property..provided that Borrower shall, prior to acceleration ceder paragraph 18 heroof or abandoa-
meat of the Property. have the right to collect and retain such roots as they becoane due and payable.
Upon acctleation under paragraph 18 hereof or abandonment of the Property. Leader shall be entitled to have a
• receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the rents o[ the
Property, including those past due. All roots rnllected by the raxiver shall bt applied Srst to payment of the costs of
management of the Property and collection of roots. including, but not limited to, receiver's fee, premiuau on receiver's
bonds and reasonable attorney's fee. and then to the sums secured by this Mortgage. 1Le receiver :hall be liable to account
only for those rents actually received.
21. Ftrtt,re A~raaees. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of the
Mortgage, may make Ftirture Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes aro secured hereby. At no time shall the principal
amount of the indebtedness secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of the Mortgage, exceed the original amount of the Note plus USS....
22. Rekrra Upon payment of all sums secured by the Mortgage. Lender shall rokase this Mortgage without charge
to Borrower. Borrower shall pray all coats of'recordation. if any.
23. Attorney's Reece. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fees. if gay,
which may be awarded by an appellate court.
