prior to entry of a judgment eaforcinj this Mortgage if: (a) Borrower pay: Lender all sums which would be then due under
this MortpBe, the Notes sad notes securing Futuro Advances, if any. had no aocekration occurred; (b) Borrower cura '
all breaches of any other covesnant: or agreements of Borrower contained in this MonpBe; (c) Borrower pays all rtawttable
expenses incurred by Lender in extforcins the oovenagts and agreements of Borrower e~ntainesd in the Mortpp and in
enforcins Lender's remedies as provided in paragraph 18 hesroof, includins, but not limitesd to. nswnabk attorney's fees; and
(d) Borrower takes:uch action as Lenckr may reasonably require to a:wre that the lien of this Mortpje, Leader's interat
in the Property and Borrower's obliption to pay the sums securesd by the MortPee shall oontintle uaimpaired. Upon such
payment and cure by Borrowu, this Mortgage and the obliption: secured hereby shall remain in full force and effect as it
no aceekration had occurred.
2H. Asaiprased elf ReaMsY A~oiattsteN elf Receiver. ~As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to aocekration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain such rents as racy become due and payable.
Upon acceleation under paragraph 18 hereof or abandonment of the Property. Lender :hall be entitled to have a
• roceiver appointed by a court to enter upon, take possession of and manages the Property and to collect the rents of the
Property, including those past due. All rents rnlkcted by the receiver shall be applied first to payment of Ills costs of
management of the Property and rnllesction of rents, including, but not limited to, rtsceiver's fexs, premiums on resceiver's
bonds and reeasonabk attorney's fees, and then to the wms secured by this Mortpge. The receiver shall be liable to account
only for those rt:nts actually received.
21. ffrrltare Aelvsseees. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this
Mortgage when evidenced by promissory notex stating that said notex are sescured hereby. At no time shall the principell
amount of the indebtedness secured by this MorgagE not including sums advanced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USt."""""""""""•
22. Rekaae. Upon payment of all sums secured by this Mortgage. Lender shall release this Mortpge without chsrge
to Borrower. Borrower shall pay all coats of recordation. if any.
23. Attesersey's Fees. As used in this Mortgage and in the Note, "attorney's fexs" shall include attorney's feces. if any,
which may be awarded by an appellate court. '
