prior to entry of a judgment enforcing this Mortgages if: (a) Borrower pays Lender all sums which would be then due under
this Mortgage, the Note and notes securing Future Advances. if say, had ao acceleration occurred; (b) Borrower cures
all breaches of any other coveru?nts or agreentenn of Borrower contained in this Mortgagt; (c) Borrower pays all reasonable
expenses iacumed by Larder in enforcing the oovenatits and agreernenb of Borrower contained in this Mortgagt? and in
enforcing Len:!sr's remedies ss provided in paragraph 18 hereof, including, but not limited to. reawnabk attoriey's fees; and
(d) Borrower takes such action as Fender may reasonably require to aswre.that the lien of this Mortgage. Leader's interest
in the Property and Borrower's obligation to pay the sums sceured by this Mortgage shall continue unimpaired. Upon such
payment sad cure by Borrower, this Mortpge and the obliptions secured heroby shall remain in full force sad effect a: if

21. Awiprstestt eg ReMq A'piMaaeN at Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Borrower shall, prior to acceleration under parsgraph 18 hereof of abandon-
ment of the Property. have the right to collect and retain such real: as they become dun and payable.
Upon acceleration under paragraph 18 hereof or abandonment o[ the Property, Lender :ball be entitled to have a
receiver appointed by a court to enter upon. take possession o[ and manage the Property and to collect the rents of the
Property, including those past due. All rents rnllected by the receiver shall be applied first to payment of the coats of
management of the Property and collection of rents. including, but not limited to, reeeeiver's fees, premiums on receiver's
bonds sad reasonable attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only [or thane rents actually received.
21. F~tsire Aivaslcea. Upon request by Borrower, Lender, at Lender's option within twenty years from the date of this
Mortgage. may make Ftiture Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes arc secured hereby. At no time shall the principal
amount of the indebtedae~ secured by this Mortgage, not including sums advanced in accordance herewith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS..'-""-~--------~ .
22. Reieaae. Upgn payment of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all coats of recordation, if any.
23. Attorsiey's Feea. As used in this Mortgage and in the Note, "attorney's foes" shall include attorney's fees, if any,
which may be awarded by an appellate court.
