Assignmept ot Reaf~ Appoiata4ent ot Recelver. As additional security her+eunder, Borrowe~ hereby assig~s to Lender the rents of the Propeny. provided that Borrower shall, p~ior to acceleration under paragraph 18 hereof or abandon- j me~t of the Propeny, have the right to collect and retairt such rents as they become due and payabk. 4 Upon acceleration under paragraph 18 hereof or abandonment of the Property, Lender shall be entitled to have a receiver appointed by a court to enter upon, take peusession of and manage the Property and to collect the rents of the Property, including thoae past due. All rents collected by the rcceiver shall be applied first to payment of the costs of management of the Property and collectio~ of rents, including, but ~ot limited to, receiver s fees, premiums on receiver's bonds and reasonabk attorney's fces, and then !o the sums secured by this Mortgage. The receiver shall be liable to account only for those rents actually received. 21. Future Adraoces. Upon request by Borrower, Lender, at Lender's option wi~hin twenty years from the date of this Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this Mortgage when evidencod by promissory notes stating that said nota are secured hereby. .At no time shall the principal i amount of the indebtodness secured by this Mortgage. not including sums advar~fy~ ccpIdance herewith to pmtect the ~ security of this Mortgage. exceed the original amount of the Note plus USS. 3`!t~~w . 22. Rekise. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge to Borrower. Borrower shall pay all costs of recordation. if any. 23. Attoraey's Fees.
