The balance of $28,800.00 to bear interest at the
rate of ten per cent (10$) per annum and to be paid
at the rate of $250.00 per month, beginning June 1, 1979,
and on the first day of each and every calendar month there-
after until said sum is fully paid. Each of the payments ~
shall be credited first to interest and the balance to
principal.
Vendors, at their option, may collect a late charge not to exceed
five cents (5¢) for each one dollar of each installment not
paid on or before the 7th day of the month to reimburse
.Vendors for expenses of servicing delinquent installment payments.
Prepayment shall be permitted without penalty at any time after
January 1, 1980.
All monthly payments shall be made to Vendors by check payable
to said Vendors and transmitted to Columbia Federal Savings and
Loan Association, P. O. Box 1607, Wenatchee, Washington 98801, for
deposit to Vendors' Account No. 1055-429. Vendors will at
all times assure Purchaser has a sufficient number of deposit
slips and addressed envelopes for the purpose of making monthly
payments as herein specified.
It is understood and agreed between the parties that when
the principal sum has been paid in full, the Vendors shall
deliver to the Purchaser a title insurance commitment or abstract
j showing the title to the property above described to be good and

marketable or insurable.
Upon payment in full of the balance due under this agreement,

I Vendors shall convey the above described property to Purchaser by
i
Statutory Warranty Deed. The required documentary stamps shall
be placed on the deed by the Vendors.
~ The Purchaser shall be permitted to go into possession

~ of the property covered by this Agreement on the date of its
R execution, and shall assume all liability for insurance, taxes

and maintenance from and after that date. A copy of paid ad

valorem tax receipts for the prior year shall be furnished

E to Vendors by Purchaser no later than April 1st of each calendar
