The grantors and grantees herein grant to the survivor of the grantees or
alternatively retain to the grantors a life estate in and to that one-half
of the above described property not owned in fee by the survivor. The
intent of this clause is to establish a life estate in the one-half of the
property owned by the 1st party to die in the survivor.
