This deed is an absolute conveyance in satisfaction of
that certain mortgage dated April 1, 1974, filed April 1, 1974 and
recorded in Official Records Book 225, page 1637, public records of
St. Lucie County, Florida, given by THE COPPOLA COMPANY, a partner-
, ship, to JOHN L. LESTER and ROBERT R. COX, and the Modification of
said mortgage dated April 12, 1976, filed April 20, 1976 and recorded
in Official Records Book 251, page 1088, public records of St. Lucie
County, Florida.

seized of the property in fee simple; that grantor has good right

and lawful authority to sell and convey the property; that grantor
