Before the undersigned authority, personally appeared
GEORGE COPPOLA who, after being by me first duly sworn, says: E
That he is t e managing partner of THE COPPOLA COMPANY,
who made and execu ed that certain Warranty Deed to JOHN L. LESTER
and ROBERT R. COX dated November ~ 4~ 1978, conveying the
following described property:
The East one-half of Section 1, Township 34
South, Range 39 East, LESS the North 1069.54
feet thereof, situate, lying and being in St.
Lucie County, Florida.
TOGETHER WITH all right, title and interest
of grantor under Paragraph 3 of that certain
Agreement dated November 16, 1970, recorded
in O.R. Bonk 188, Page 889, public records of
St. Lucie County, Florida.
The deed was an absolute conveyance of the title to the
property to the grantees named in it in effect as well as in
form, and was and is not intended as a mortgage, trust conveyance
or security of any kind, and possession of the premises has been
surrendered to the grantees; the consideration in the deed was
and is the full cancellation of all debts, obligations, costs

and charges previously existing under and by virtue of the terms

of a certain mortgage previously existiny on the property described
~ in that mortgage and in this instrument, executed by THE COPPOLA
f COMPANY, a partnership, as mortgagor, to JOHN L. LESTER and ROBERT
~ R. COX, as mortgagees, dated April 1, 1974, filed April 1, 1974
~ and recorded in Official Records Book 225, at page 1637, of the
public records of St. Lucie County, Florida, and the cancellation

of record of the mortgage by its holder, together with the Modi-
fication of said mortgage dated April 12, 1976, filed April 20,
1976 and recorded in Official Records Book 251, at page 1088, of
the public records of St. Lucie County, Florida.
The deed and conveyances were made by thiG deponent as
