__.1 SPECIAL WARRANTY DEED
THIS INDENTURE, made this ~~ay of March, 1979, by and between JOHN A. PENELLO
and DORIS R. P~lELLO, his wife, hereinafter called "Grantors",and JENNINGS E. LEPPERT and
CHARLENE C. LEPPERT, his wife, whose address is 715 Kirkland Drive, Lexington, Kentucky 40502,.:

executors, administrators, personal representatives, successors and assigns, wherever the

That the said Grantors, for and in consideration of the sum of TEN DOLLARS ($10.00)
and other good and valuable considerations to it in hand paid by the Grantee, the
receipt whereof .is hereby acknowledged,have granted, bargained and sold to the Grantee
and Grantee's heirs, successors and assigns forever, the following described-land, situate,
lying and being in the County of St. Lucie, State of Florida, and more particularly
described as follows:

Condominium Unit No. 704 of SEA PINES TOWER CONDOMINIUM, according to
the Declaration of Condominium thereof dated the 20th day of December, o°
1977, recorded in Official Records Book 280, at Page 2622 et seq., of the \g' ~
Public Records ~of St. Lucie County, Florida; together with all the ~ ~ D'
appurtenances thereto; all according to the said Declaration of Condominium ~
and Exhibits attached thereto. Y
This conveyance is subject to the following:
1. fixes and assessments for the year 1979 and subsequent years.
2. Conditions, restrictions, limitations and easements of record. ~
3. Any portion of the subject premises being artificially filled land
in what was formerly navigable waters, is~subject to the terms, conditions, and
reservations contained in the Submerged Lands Act (43 U.S.C. 1301 et. seq.).
4. The rights and easements for commerce, navigation, recreation, and
:fisheries.
5. Declaration of Condominium of SEA PINES TOWER CONDOMINIUM dated December 20,
1977, and recorded in Official Records Book 280, at Page 2622 et. seq. of the Public Records
of St. Lucie County, Florida, including all Exhibits thereto.
