Purchaser, by acceptance and execution of this Receipt, acknowlecli;cs
that this purchase of a condominium unit at OCEAN VILI.ACE OF IiUTC11INSON ISLAND
1s subject in every respect to the Declaration of Condominium as to the condominium
in which his unit is located and Exhibits attached thereto, including but not
limited to (whether the same are attached to the Declaration of referred to
therein), the By-laws of the Association .Articles of Incorporation, the Rules and {
Regulations, copy of projected operating budget, copy of sales brochure and floor
plan of apartment purchased by Purchaser, acid all Amendments to the aforesaid De-
claration and Exhibits and the Articles of Incorporation, By-Laws and Declaration
of Covenants and Restrictions of the Property Owner's Association; and Purchaser
further acknowledges receipt of and reading and examination of said Declaration, its
Exhibits, and budget, sales brochure and floor plan, and acknowledges that each and
every provision of the foregoing is essential to the successful operation and manage-
ment of the Condominium property and is in the best interests and for the benefit of
all the owners therein. Purchaser and all owners of parcels in the aforedescrihed
Condominium covenant and agree to abide by each and every provision of said Declar-
ation of Condominium and Exhibits attached thereto. Purchaser herehy ratifies and
confirms and approves all of the terms and provisions of said Declaration of Condo-
minium and Exhibits attached thereto, and agrees that the assessment under tl~e ~
Property Owner's Association documents referred to above and tl~e provisions thereof
are reasonable, fair and equitable, and said Purchaser acknowledges and confirms
that the Declaration of Covenants and Restrictions of•the Property Owner's Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed to
Purchaser, as security for his obligations under the~said Declaration of Covenants
and Restriciions of the Property Owners' Association and said Purchaser assumes tiie
obligations as to the Property Owner's Association as to his condominium parcel.. }
Purchaser confirms that all warranties, representations and inducements, if :~n}•, are i
as contained in the aforesaid Declaration of Condominium and Exhibits. attached there-
to, and the common expenses and the sums due under the Property Owner's Association
and other charges are estimated only. No ~.arranty or guaranty is made or intended ~
nor may one be relied except where the same is specifically warranted or guaranteed
in said Declaration of Condominium and the Exhibits attached thereto.
