HomeMy WebLinkAbout0017 RECEIPT,_ ACKN01,'Lr_llGNENTL ASSUMPTIOI~ AND _ACCEPTAt..,c: OF Pl'RCNASER Purchaser, by acceptance and exec•ution of this Receipt, acknowledges that this purchase of a condominium unit at OCEAN VILI.AGE OF NUTCHIIvSON ISLAND is subject in every respect to the Declaration of Condominium as to the condomini~rn in which his unit is ]ocated and Exhibits attached tl~ereto, including but not ~ limited to (whether the same are attached to the Declaration of referred to therein), the By-laws of the Association Articles of Tncorporation, the Rules and Regulations, copy of projected operating budget, copy of sales brochure and floar plan of apartment purchased by Purchaser, and all Amendments to the aforesaid De- i claration and Eahibits and the Articles of Incorporation, By-Laws and Declaration of Covenants and Restrictions of the Property Owner's Assaciation; and Purchaser ` t further acknowledges receipt of'and reading and examination of said Declaration, its Exhibits, and budget, sales brochure and floor plan, and acknow•ledges that each and ~ every provision of the foregoing is essential to the successful operation and manage- ment of the Condominium propert~• and is in the best interests and for the benefit of all the owners therein. Purchaser and all owners of parcels in the aforedescribed Condominium covenant and agree•to abide by each and every provision of said Declar- ation of Condominium and Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves all of the terms and provisions of said Declaration of Condo- minium and Exhibits attached thereto, and agrees that the assessment under the ~ Property Owner's Association documents referred to'above and the provisions thereof ar.e reasonable, fair and equitable, and said Purchaser acknowledges and confirms ~ that the Declaration of Covenants and Restrictions of the Property (h.•ner's Association has encumbered and impressed a lien upon the Condominium parcel being conveyed to Purchaser, as security for his obligations i~nder the said Declaration of Covenants and Restricitons of the Property O~.~ners' Association and said Purchaser assumes the abligations as to the Property O~.~ner's Association as to his condominium parcel. ` Purchaser confirms that all warranties, representatians and inducements, if an~, are as contained in the aforesaid Declaration of Condominium ar~d Exhibits attached there- to, and the common expenses and the sums due under the.Property Owner's Association and other charges are estimated only.
