prior to e~try of a jud~ment enforcing this Mongage if: (a) Borrower pays Lender ~ll sums which would be then due under

all bnaches of any other covenants or agtoements of Borrower contained in this Mortgage; (c) Borrower pays all reasonable
expeases incurred by Lender in enforcing the rnve~anu and agreemenu of Borrower contained in this Mortgage and in
eaforcina Lender's remedia as pwvided in pangraph 18 hereof, including, but not limited to, reasonable attomey'a feas: a~d
(d) Borrower takes such action as Lender may reasonably rcquirc to assure that the lie~ of this Mortgage, Lender's interest
in the Propecty aad Borrower's obligation to pay the sums securcd by this Mortgage shall continue unimpaired. Upon such
payme~t and cun by Borrower~ this Mortgage and the obligations securcd hereby shall remain in full force and effect as it
no ~cceleration had occurred. '
20. Asd~ameN o[ ReN~ AppolMment of Receive~. As additional s~curity henunde~, Borrower hereby assigns to
Lender the rents of the Property. provided that Borruwer sfisll, prior to accekration under paragraph 18 hereof or abandon-
ment of the Property. h~ve the right to rnllect and retai~ such rcnts as they become due and payable.
Upon acakration uader paragraph 18 hercaf or abandonment of the Property, Lender shall be entitled to have a
raeiver appoiated by a oourt to enter upon. take possession of and manage the Pmperty and to collect the re~ts of the
Property, including those past due. All rc~ts collected by the rcCeiver shall be applied fint to payment of the costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees. prcmiums on receiver

bonds and reasonabk attoraey's fees, and the~ to the sums secured by this Mortgage. 'il~e receiver shall be liable to account
only for thoae reats actually received.
21. Ftit~re Advaaces. Upon request by Borrower, Lender, at I.ender's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evideneed by promissory notes stating that said notes are socured hereby. At no lime shall the principal
amount of the indebtedn~ss secured by this Mortgage. not including sums advanced in accordaace hercwith to protect the

22. Rdea~e. Upon payment of all sums secured by this Mortgage. Lender shall c+elease this Mortgage without charge
