this Mort~aje. the Note and ootes securing Future Advances, if any, had ~o acceleration occurred: (b) Borrower cura
all broaches of any other covenants or egreements of Bonower contained in this Mortgage; (c) Borrower pays all reasonable
expeases incurred by Lender ie eaforcing the cove~ants and agnements of Borrower contained in this Mortgage and in
eaforcin~; Lender's nmedia as provided in paragraph 18 hercof, including, but ~ot limited to, reuonable attomey's foa; and
(d) Borrower takes wch action as Lender may reasonably require to assure that the lien of this Mortgage. Lender's interest
in the Property and Bomower's obligation to pay the sums secured by this Mortgage shall continue unimpaired. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hereby shall remain in full force and effcct as if
ao acceleration had occurred.
20. A~waeaf ot Reat~ Appoiatmeat ot Receiver. As additional ucurity hereunder. Borrower hereby assigns to
Lender the rents of the Property. provided that Bomower shall, prior to acceleration under parag~aph 18 henof or abandon-
ment of the Property. have the right to rnllect and ntain such rents as they baome due and payabk.
Upon acaleration under paragraph 18 heroof or abandonment of the Pmperty. I.ender shall be entitled to have a
receiver appoiated by a court to enter upon. take possession of and manage the Property and to collect the rents of the
Property, including those put due. All nnts collxted by the roceiver shall be applied first to payment of the costs of
management of the Property and collection of rents, i~cluding, but aot limited to, receiver's fees. premiums on receiver's
bonds and`r~easoaabk attorney's fas. and then to the sums secured by this Mortgage. 'Rie receiver shall be liable to account
only for those renb actually received. .
2!. Fotore Adraecu. Upon request by Borrower, Lender, at Lender's option within twenty yean from the date of this
Mortgage. may make Future Advances to Borrower. Such Futurc Advances, with interest theroon. shall be secured by this
Mortgage when evident~od by promissory notts stating that said notes are secured hereby: At no time sha11 the principal
amouat of the indebtedness secured by this Mongage, not including sums advanced in aceordance herewith to protect the

22. Rdea~e. Upon paymeat of all sums secured by this Mortgage, Lender shall release this Mortgage without chargt
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attoraey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attomey's fees, if any,
which may be awarded by an appellate court.
