20. Assijnment oE Reat~ AppolntmeQt ot Receiver. As additional security hereunder, Borrower hereby assigns to
Lender the re~ts of the Propetty. pmvided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon- ,
ment of the Property, have the right to collect and retaih such rents as they~become due and payable. i
Upon acceleration under paragraph 18 hereof or abandonment of the Property, I.ender shall be e~titled to have a
receiver appointed by a eourt ta enter upon. take possession of and manage.the Property and to collect the rents of the ~

21. Futwe Advanca. Upon request by Borrower, Lender. at Lender's option within twenty years from the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advanca, with interest thereon, shatl be secured by this
Mortgage'when evideoced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amou~t of the indebtedness securcd by this Mortgage, not including sums advanced i~ accordana hercwith to protect the

22. Rdeare. Upon payment of all sums secnred by this Mortgage. Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all cosu of recordation. if any.
23. Attorney's Fea. As used in this Mortgage and in the Note, "attorney's fees" shall include attorney's fces, if any,
which may be awazded by an appellate court.
