prior to entry of a judgment enforcing this Mortgage if: (a) Borrower pays Le~der all sums which would be then due under
this Mortgage. the Note and notes securing Future Advances, it any. had ~o acceleration occurred; (b) Bo~rmwer curcs
all brcaches o( a~y other coveoants or agreements of Borrower containcd in this Mort~age; (c) Borrower pays al) reaso~able
expensa incurrod by Lender in e~forcing the covenaqts and agteements of Horrower contained io thi3 Mortgage and in
enforcing Lender's remeiiies as providcd in pa~agraph 1.8 he~eof, including, but not limited to. reuonable attomey's toes; and
(d) Borrower taka such action as l.ender may reasonably rcquirc to assure that the lien of this Mortgage, Leoder's iaterest
in the P~openy and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpairod. Upon such
payment and cure by Borrower. this Mortgage and the obligations secured hercby shall remain in fult forcx and effect as it
no acceleration had occurrtd.
20. As~ament ot Reat~ Appointa~eot of Receiver: As additional security her+eunder. Borrower hereby assigns to
l.ender the rcnts of the Property, provided ~hat Borrower shall, prior to acceleration under paragraph 18 hercof or abandon-
ment of the Prnperty, have the right to collect and retai~ such rents ac they become due and payabk.
Upon acceltration under paragraph 18 hereof or abandanment of the Propeny, I.e~der shall be entitled to have a
rcceiver appoi~ted by a court to enter upon, take possession of and manage the Property and to collect the rents of ihe
Property. including thcue past due. All rents collecteci by the rcceiver shall be applied first to payment of the costs of
management of the Property and collectiun of rents, including, bu~ not limited to, receiver's fees, premiums on meiver's
bonds and reuonabk attorney's fces, and then to the sums secured by this Mortgage_ "Ilie roceiver shall be liable to account
only tor those ?e~ts actually received.
21. Fotnre Ad~aecea. Upon requat by Borrower, 1_ender, at I_ender
s option within twertty years from the date of this
Mortgage, may make Future Advanca to Borrower. Such Future Advances, with interat thercon, shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are stcured hereby. At_no time shall the principal
amount of the i~debtedness secured by this Mortgage, not including sunu advanced in acxordance hercwith to protect the
security of this Mortgage. exceed the original amount of the Note plus USS.
22. Rek~e, Upan payment ot all sums secured by this Mortgage, l.ender shall release this Mortgage without chatge
to Borrowe~. Borrower shaQ pay all ccuts ~f recordation, if any.
23. Attorney's Ftes. As used in this Mortgage and in thc Note, "attomey's fees" shall include atlomey's fces. if any.
