20. Assia~meat ot Reatx AppoiMmeat ot Receiver. As additional security hereunder. Borrower hereby usigns to
Le~der the rents of the Propeny. provided that Bomower shall, prior to accekration under pa~agnph 18 hereof or~abandon- ~
ment of the Property. have the right to collect and retain such rents as t6ey becwne due and payabk.
Upon acceleration u~der paragraph 18 heroof or abandonment of the Property. I.ender shall be e~titled to have a
receiver appointed by a court to enter upon, take possession of and manage the Pmperty and to rnllect the rents of the
Propeny. i~cluding those past due. ~~All rcnts collected by the rcceiver shall be appliod first to payment of tht costs of
management of the Property and collection of rents, including, but not limited to, receiver's fees, premiums on rcceiver's ~
bonds and reasonabk attorney's fea, and then to the sums secared by this Mortgage. '[7~e receiver shall be liabte to account !
only for lhose rents actually received. ~
21. Fature A~asces. Upon request by 8orrower, Lender, at Lender's option within twe~ty years from the date of this ;
Mortgage, may make Future Advances to Borcower. Such Future Advances, with interest thereon. shall be secured by this , !
Mortgage when evidencod by promissory nota stating that said notes are securcd hercby. At no time shall the principal j
amou~t of the indebtodnas secured by this Mortgage. not including sums advanced in accordance herewit6 to protect the
security of this Morlgage, excetd ihe original amount of the Note plus USS. ?
22. Relea~e. Upan payment of all sums secured by this Mortgage. I.ender shall release this Moctgage without charge
to Borrower. Borrower shall pay aU_costs of recordation, if any. ;
23. Attoraey's Fees. As used in this Mortgage and in the Note. "attomey's fees" shall include attorney's fces. if any,
which may be awarJed by an appellate court.
