this Mortgage. the Note and notes securing Future Advances, if a~y. had no acceleration occurred; /b) Borrower curcs
all broaches of any other covenants or agreerttents of Borrowe~ contained in this Mort~age; (c) Borrower pays all rcawnable
expenses incurrod by I.eader i~ entorcing the covenaqts and agreements of Borrower contained in this Mortgage and in
enforcing Lender's remedies as provided in paragraph 18 hereof. including. but not limitod to. rcasonable attorney's fea; and
(d) Bonower taka such action as I.eoder may rcasonably rcquire to assure that the lien of this Mottgage. I.ender's interest
in the Property and Borrower's obligation to pay the sums secured by this Mortgage ahall continue unimpaired. Upon such '
payme~t a~d cure by Bonower, this Mortgage and the obligati~ns secured hereby shall remain in tull foroe and effect u if
no acceleratio~ had occurred.
20. As~emeat d Rent~ Appolata~eat ot Receiver. As additional security hercu~der. Borrower hereby usigns to
Lender the rents of the Property, provided that Bomower shall, prior to accekration under paragraph 18 hereof or abandon-
ment of the Pmperty, have the right to collect and retain such rents as tbey bocome due and payable.
Upo~ accelention under paragraph 18 hereof or abandonment of the Property. Lender shall be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to colkct the rents of the
Property, including those put due. All rcnts collected by the receiver shall be applied first to' payment of the costs of
ma~agement of the Property and collection of rents, including, but not timited to, receivers fees, premiums on receiver's
bonds and rcasonabk attorney's fees, and then to the sums secured by this Mortgage. The tae+ver shall be liable to account
only [or those rents actually received.
21. Fetnre Ad~aaces. Upon request by Borrower, l_ender, at l.e~der's option within twe~ty years from the date of this
1~lortgage. may make Future Advances to Borrower. Such Future Advances, with interat thercon. shal! be.~ecured by this
Mortgage when evidencod by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtednesx secured by this Mortgage. not including sums advanced in accordance herewith to protect the
security of this Mortgage, excced the original amount oT the Note plus iJSS.
22. Re~a~e. UpQn payme~t of all sums secured by this Mortgage, l.ender shall release this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation, if Any. • '
23. Attorney's Fecs. As used in this Mortgage :~nd in the Note, "attorney's fees" shall include attorney's fees, if any. _
which may be awarded by an appellate court. _
