Assi~nmeot ot Reats; Appoiatmeot of Receirer. As additional security hereunder. Borrower hereby assigns to l.ende~ the rents of the Property. provided that Borrower shall, prior to acceteration under paragraph 18 hercof or aba~don- ment of the Pmperty, have the right ta collect and ~etain such rents u tbey become due and payabk. Upon acctleration under paragraph 18 hercof or abandonment of the Property, Lender shall be entitled to have a receiver appointed by a court to eater upon, talce possession of and manage th~_ Property and to collect the rents of the Prupetty. including tho6e past due. All rents collected by the receiver shall be applied first to payme~t of the costs of managemeot of the Property and collection of rents, including, but not limited to, rcceiver's fees. premiums on receiver's bonds and reasonabk attorney's fees, and then to the sums secured by this Mortgage. The roceiver.shall be liable to account only for those rents actualty received. • 21. F~ture Ad~aecea. Upon request by Borrower, l.ender, at Lender's option within twenty years from the date of this I?lortgage. may make Futurc Advances to Borrower. Such Future Advances, with interest thereon. shall be secured by this Mortgage when evidenced by promissory notes stating that said notes are ~ecured hereby. At no time ahall the principal amount of the indebtednas socurod by this Mortgage, not including sums advanced in accordance herewith to protect the security of this Morigage. exceed the original amount of the Note plus USS. 22. Rekase. UpQn payment of all sums secured by this Mortgage. Lender shall release this Mortgage without charge to Borrower. Borrower shall pay all costs of recordation, if any. 23. Attorney's Ftts.
