in the Property and Borrower's obligation to pay the sums secured by this Mortgage shall continue unimpairod. Upon such
payment and cure by Borrower, this Mongage and the obligations secured hereby shall remain in full force and cffect as if
no acceleratiori had occurrcd.
20. Assisomeat ot Reat~ Appoiatment of Receive~. As additional security hercu~der. Borrowcr hereby assigns to
1_ender the rents of the Property. provided that Borrowe~ shall, prior to acceleration under paragraph 18 heroof or abandon-
ment of the Property, have the right to collect and retain such ceau as they become due and payabk.
Upon acceleratio~ under paragraph 18 hereof or abandonment of the PropeAy, Lende~ shall be entitlod to have a
receiver appointed by a~~ourt to enter upon, take possession of and manage the Property and to collect the rcnts of the
Pruperty. including those past due. All rents collected by the receiver shall be ap~lied first to payment of the costs of
management of the Property and collection of rents, including, but aot limited to, receive~'s fees, premiums on receiver's ,
bonds aod reasonable attorney's foes, and then to the sums securcd by this Mortgage. The roceiver shall be liable to account
only tor those rents actually received.
21. •Fnture Advances. Upon request by Borrower, l.ender, at I_ender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thercon. shall be secured by this
Mortgage when evide~ced by 'promissory notes stating that said notes are socured hereby. At no time shall the principal
amount of the indebtedness securcd by this Mortgage, not including sums advanced in aocordance hercwith to protect the
security o( this Mortgage, exceed the original amount af the Note plus USS.
~2. Rdease. Upqn payment of all sums securod by this Mortgage, i.ender shall release this Mongage without charge
to Borcowe~. Borrower shall pay all costs of recordation, if any.
23. Attoroey's Fees. As used in this Mortgage and in the Note. "attorney's fees" shall include attorney's ~~es, if any.
which may be awarded by an appellate court.
