10. That the Mortgagors will give immediate notice by mail to the Mortgagee of any conveyance. transier or change of
ownership of the premises. ±
11. That no rraive~ oi any covensnt herein o~ ot the obligation secured hereby shall at any time thereaRer be held to be
a waiver of the terms hereoi or of the note secured heroby.
12. That it the Mortgagors detauR in any oi the cove~ants or ag~eements contained herein, o~ in said note then the
Mo~tgagee may pe~form the same, and all expsndituros (including reasonable attomey's fees) msde by the Mo~tgagee in so doing
shall draw interest at the ?ate of eight percentum (8~/,) per a~num, and shall be ropsyable immediatey and without dema~d by
the Mortgagon to tha Mortgagee, and, togethe~ with Interest and costs accruing thereon, shall bs secured by this mortgage.
13. That the mailing of a w~itten notice or demand addressed to the owner oi recoN of the mortgaged premises. or directed
to the said owne~ at the last addmss actually turnished to the Mortgagee, or directed to said owner at said mortgsged premises,
and mailed in the United States mails, shall be sufficient notice and demaod in any case arising under this instrument and re-
quired by the provisions hereof or by law.
14. This Mortgage shall secure not o~y axisting indebtedness, but also such future advances, whether such advances aro
obligatory or to be made at the optiot~ ot the Mortgagee, or otherwise. as are made within tvrenty (20) years from the date hero-
oi, to the same extent as it such future advances were made on the date of the execution ot this mortgage, but such secured
indebtedness shall not exceed at any time the maximum p~incipal amount of: ~ ~,551 .49 . plus interost, and any
disbursements made for the payment of taxes. levies or i~sura~ce, on the property covered by the lien oi this mortgage. with in-
terest on such disbursements.
The covenants herein contained shall bind, and the benefits and advantages shall inure to, the rospective heirs. executors.
administrators and assigns of the pa~ties hereto. Whenever used, the si~gular ~umber shall include the plura{. the plurol the singu-
lar, and the use of any gender~shall inFtude all genders.
