20. As~a~aeat of Reatx Appo[Mmeat of Receiver. As additional security hereueder, Borrower hereby assigns to ~ ~
Lender the nnts of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hertof or abandon- '
ment of the P~operty. have the right to collect and retain such rcnts as they become due and payabk. f
Upon acceleration under paragraph 18 hereof or abandonment of the Pmperty. Lender shall be entitfed to have a
receiver appointed by a court to e~ter upon, take posseuion of and manage the Property a~d to collect the rents of the ~
Property, including those past due. All rents collected by the receiver shall be applied first to payment of the coats of ;
management of the Propeny a~d collection of rents, including, but not limited to, receiver's fees, premiums on receiver's =
bonds and reasonable attorney's foa. and then to the sums secured by this Mortgage. '[l~e receiver shall be liabte to accou~t
only for those rents actually received. ~
21. ~tnre Advancts. Upon request by Borrower, Lender, at Lender's option within twenty ytars f[om the date of this
Mortgage. may make Future Advanca to Borrower. Such Future Advances, with intercst thereon~ shall be secured by this
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shaU the principal
amount of the indebtedness secured by this Mortgage, not including sums advaoced in accordance herewith to protect the
security of this Mortgage, exceed the original amount of the Note plus USS. . 1I,95~.00 . .
22. Rekase. Upon paymeat of all sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation, if any.
23. Attorney's Fees. As used in this Mortgage and in the Note, "attorney's fees''shall include attorney's fces, if any.
which may be awarded by an appellate court.
