WITNESSETH•
i That Grantor, for and in consideration of the sum of TEN (s10.00)
DOLLARS and other good and ~ valuable consideration paid by Grantee, the
~ receipt of which is hereby acknowledged, has granted, bargained, and sold to
~ Grantee and Grantee's heirs and assigns forever the following described real -
property situated, lying and being in St. Lucie County, Florida, to wit:
The ~Condominium Parcel known as Apartment 619B of
Phase ~ of HIGH POINT OF FORT PIERCE CONDOMINIUM
SECTION II (the "Condominium") according to the Declara-
tion of Condominiwn thereof, recorded in Officiai Records
Book 304 at Pages 1396 through lsos of the Public
Records of St. Lucie County, Florida as such ~ Declaration
may have been amended by any amendmenLs thereto
hereto filed in the Public Records of St. Lucie County,
Florida including, but not limited to, any amendment to
add the aforesaid Phase to ~ the Condominium (if such
Phase be other than Phase I thereof).
Grantee, by acceptance hereof, and by agreement with Grantor hereby
expressly assumes and agrees to be bound by and to comply with all of the
covenants, terms, conditions and provisions set forth and contained in the ?
aforedescribed Declaration of Condominium, including, but not limited to, the
I, obligation to make payment of assessments for the maintenance and operation
; of the Condominium which may be levied against the above described Apart- •
' ment. Grantee expressly acknowledges the existence of a Settlement Stipula-
` tion and Agreement for and Grant of Easements and Other Rights (the "Settle-
ment Stipulation") and a Declaration of Protective Covenants and Restrictions
(the "Protective Covenants"), as hereinafter set forth. The Settlement Stipu-

~ lation provides for_ this Condominium to be served by certain facilities of High
Point of Fort Pierce Condominiwn Section 1 and the Protective Covenants
B provides for certain land use covenants upon the land areas described therein
~ (including, but not limited to, portions of the land areas included within this
Condominium) and provides for certain drainage easements and other ease-
~ ments and rights including, but not limited to, the "Roadway Easement",
~ -"Sewage System Rights" ,"Water System Rights" and "Future Development
Property Drainage Easement", all as are more particularly described therein,
all in addition to the other matters set forth in the Settlement Stipulation and _
~ Protective Covenants, which other matters include, but are ~ot limited to, the
~ obligation to pay certain "Assessments"' as are respectively set forth in the '
~ Settlement Stipulation and Protective Covenants . Grantee expressly acknowl-
~ edges and assumes ihe obligation to pay the amounts assessed against the
_ Apartment under both the Settlement Stipulation and Protective Covenants and
~ acknowledges that "AssessmenLs" under both the Settlement Stipulation and
~ Protective Covenants against all properties now or hereafter included within
