between CHARLES M. ENGLIN6 and DEBRA L. ENGLING, his wife
hereinaRer called the Mortgagors, and PORT ST. LUCIE BANK, Port St. Lucie Florida.
a Stdte banking association under the laws of the ~~lfAf~. hereinafter called the Mortgagee.
WITNESSETH. that for divers good and valuable conslderotions. and also in consideration of the aggrogate sum named in
the promissory note hereinafter described. the said Mortgagors do hereby grant. bargain. sell. alien, remise, release. convey and
confirm unto the said Mortgagee. all that certain piece. parcel. tract of 1{~ nd of which the said Mortgagors aro now seized and
possessed and in actual possession. situate in the County of ~t • LUCIe and State of Florida. described as follows:

~ Together with all structures and improvements now and hereafter on said land, and fixtures attached thereto, and all rents,
issues, proceeds, and profits accruing and to acerue from said premises, all of which are included within the foregoing description
and the habendum thereof; also all gas, steam, electric, water and other heating, cooking, refrigerating, lighting, plumbing, venti-
lating, irrigating, and power systems, machines, appliantes, fixtures, and appurtenances, which now are or may hereafter per- _
fain to, or be used with, in, or on said premises, even though they be detached or detachable.
i TO HAVE AND TO HOLD the same, together with all and singular the tenements, herediatments and appurtenances thereunto
belonging or in anywise appertaining, and the reversion and reversions, remainder or remainders, rents, issues and profits there-
of, and also all the estate, right, title, interest, homestead, dower and right of dower, separate estate, possession, claim and
demand whatsoever, as yell in law as in equity, of the said Mortgagors in and to the same, and every part thereof. with the
appurtenances of the said Mortgaggrs in and to the same, and every part and parcel thereof unto the said Mortgagee in fee simple.

~ And the Mortgagors hereby covenant with the Mortgagee, that they are indefeasibly seized of said land in fee simple; that
they have full power and lawful right to convey the same in fee simple as aforesaid; that it shall be lawful for the Mortgagee,
at all times peaceably and quietly to enter upon, hold, occupy and en'oy said land, and every part thereof; that the land is and
will remain free from all encumbrances; that said Mortgagors will make such further assurances to prove the fee simple title to _
said land in said Mortgagee as may be reasonably required, and that said Mortgagors do hereby fully warrant the title to said land,
and every part thereof, and will defend the same against the lawful claims of all persons whomsoever.
PROVIDED, ALWAYS, that it the Mortgagors shall pay unto the Mortgagee the indebtedness to Mortgagee in the principal
sum of S 23,250 _DO as evidenced by that certain promissory note of even date herewith, executed by Charles W
z Engl i ng and Debra L . Engl i ng, hi w wife and payable to the order of Mortgagee, with interest and
upon the terms as provided therein, the final maturity date of which note and of this mortgage being
