That no waiver of any covenant heroin or of tM obUgation secured hereby shall at any time thereafter be held to bs a waiver of the temp heroof or of tM note secured Mroby. 12. That if the Mortgagors default in any of tM covenants or agreements contained Mroin. or in said note then tM Mortgagee may perform the same. and all expenditures (including roasonable attorney's fees) made by tM Mortgagee in so doing shall draw interest at the rate of eight percentum (8°~) per annum. and shall be repayable immediatey and without demand by the Mortgagors to the MoRgagee, and. together with interest and costs accruing thereon. shall be secured by this mortgage. 13. That the mailing of a written notice or demand addrossad to the owner of record of tM mortgaged promises, or directed to the said owner st the last address actwly furnished to the Mortgagee. w directed to said owner at said mortgaged premises. and mailed in tM United States mails. shall be sufficient notice and demand in any case arising under this Instrument and re- quired by tM provisions hereof or by law. 14. This Mortgage shall securo not only existing indebtedness, but also such futuro adwnces. whether such adwnces aro obligatory or to be made st the option of the Mortgagee. or otMrwise. as aro made within twenty (20) years from tM date here- of, to tM same extent as ii such tuturo advances wero made on tM date of the execution of this mortgage. but such secured indebtedness shall not exceed at any time tM maximum principal amount of = 23,25 . plus interost. and any disbursements made for the payment of taxes. levies or Insurance, on tM property covered by tM lien of thfs mortgage. with in- terest on such disbursements.
