The Declaration of Party Facilities for Gulf stream Villas dated August 12, 1978, recorded in O. R. Book 292 at page 2123 of the public records of St. Lucie County, Florida. 1 2. The Declaration of Protective Covenants for Gulf stream Villas, dated August 12, 1978, recorded in O. R. Book 292 at pages 2155 through 2179 of the public records of St. Lucie Coutny, Florida, and the Charter and By-Laws of Gulfstream Villas Owners Association, Inc., which are exhibits thereto, by all of which the Grantee, by acceptance and recording of this deed, agrees to be fully bound. 3. Restrictions, reservations and easements of public record, if any. 4. Such zoning and other restrictions upon the use of the townhouse unit and upon all of the townhouse develop- ment common property as may be imposed by governmental authorities having jurisdiction. 5. Taxes for the current year and each subsequent year. TO HAVE AND TO HOLD, the same not in Tenancy in Common but in JOINT TENANCY forever. AND the Grantor hereby covenants with said Grantee that'it is lawfully seized of said real property in fee simple; that the Grantor has good right and lawful authority to sell and convey said real property; that the Grantor hereby fully warrants the title to said real property and will defend the same against the lawful claims of all persons whomsoever; that said real property is free and clear of all encumbrances, except taxes accruing subsequent to December 31, 1978.
