that this purchase of a condominium unit at OCEAN VILI,ACE OF IIUTCIIINSUN 1S1.AND
is subject itt every respect to the Declaration of Condominium as to the condominium
in which his unit is located and Exhibits attached thereto, including but not
limited to (whether the same are attached to the Declaratinn of referred to
therein), the By-laws of the Association Articles of Incorporation, the Rules <vid
Regulations, copy of projected operating budget, copy of sales brochure and floor '
plan of apartment purchased by Purchaser, and all Amendments to thr aforesaid be-
claration and Exhibits and the Articles of incorporation, liy-Laws and Declaration 1
of Covenants and Restrictions of the Property Owner's Association; and Purchaser
further acknowledges receipt of and reading and examination of said Declaration, its
Exhibits, and budget. sal-es brochure and floor plan, and acknowledges that each and ~
- -every provision of tl~e foregoing is essential to the successful operation and manage-
ment of the Condominium property and is in tlie best interests and for the benefit of
all the owners therein. Purchaser and alt owners of parcels in tl,e aforedescril~ed
Condominium covenant and agree to abide by each and every provision of said Declar-
ation of Condominium and Exhibits attached thereto. Purchaser hereby ratifies and
confirms and approves alt of the terms and provisions of said Declaration of Condo-
minium and F<xl~ibits attached thereto, and agrees that ti,e assessment under tl,e
Property Owner's Association documents referred Eo <lhove and the provisions thereof
are reasonable, fair and equitable, and said Purchaser acknowledges and confirms
that the Declaration of Covenants and Restrictions of the Property O~~n~er's Association
has encumbered and impressed a lien upon the Condominium parcel being conveyed to
Purchaser, as security for his obligations under the said Declaration of Covenants
and Restriciions of the Property Owners' Association and said Purchaser assumes the ~
obligations as to the Property Owner's Association <-,s to his crnid~minium parcel.
Purchaser confirms that alt ~.arranties, representations and inducements. if any. are
as contained in the aforesaid Declaration cC Condominium and F,xhihits attached there-
to, and the common expenses and the sums due under the Property Okn~r's Association
and other charges are estimated only. No warranty or guaranty is made or intended
nor may one be re]ied except where the same is specifically warranted or guaranteed
in said Declaration of Condominium and tl,e Exhibits attached thereto.
