It is further covenanted and agreed That, if default shall be made in the payment of said sums of money, or any ppuut thereof, as specified in or reQresented

space of ten days, or if default shall be made in the payment of taxes or assessments of any kind or character, as hereinabove set forth, insurance pro-
miums, or any sums of money as provided herein, or if there shall be a breach or violation ut, or default in, any of the covenants or agreements herein con-
rained on the part of the mortgagors, then it shall be oQtional with the mortgagee to consider all the unpaid notes, or the principal sum hereby secured
and remaining unpaid, and accrued interest (hereon, as tmmrdiately due and payable, and said mortgagee shall have the right to institute proceedings to
enforce the collection of all sums due here dt•r, or to furecl~ne the lien of this mortgage by rcawn of such breach or violation hereof, or default herein
