Grantor, for and in consideration of the sum of TEr~ and NO/100 ;
DOLLARS ($10.00) and other qood and valuable consideration to Grantor
in hand paid, the receipt of which is hereby acknowledged, hereby
grants, conveys and warrants unto PAUL jV. A. COURTVELL, JR., AS TRUSTEE
under the provisions of a certain Land Trust Agreement, pursuant to
Florida Statutes Section 689.071 (hereinafter referred to as "the
Trust Agreement") that real property lying, situate and being in
S t. Lucie County, Florida, and more particularly described in
Exhibit A attached hereto and made a part hereof (hereinafter re~erred
to as "the Property").
TO HAVE AND TO HOLD the Property in fee simple with the appurtenances
upon the Trust and for the purposes set forth in this Deed and in the
, Trust Agreement.
Full power and authority is granted by this Deed to Trustee, or .
his successors, to protect, conserve, sell, lease, encumber or other-
' wise to manage and dispose of the Property or any part thereef. .
In no case shall any party dealing with the Trustee in relation
to the Property, or to.whom the Property or any part thereof sha31 be
conveyed, contracted to be sold, leased or mortgaged by Trustee, be
=:oblige~ to see to the application of any Purchase I~;oney, rent or
-:money borrowed or advanced on the premises, or be obliged to see that
~ the terms of t~is Trust have been c om
plied a~ith, or be obliged to
- '~inquire into the necessity or expediency of any act of the Trustee, i
or be obliged or privileged to inquire into any of the terms of the
Trust Agreer.ient; and every Deed, Trust Deed, I~lortgage, Lease or other
i instrument executed by Trustee in relation to tne Property shall be
r conclusive evidence in favor of ev ey person relying upon or clairning
, under any such conveyance, lease r other instrument (a) that at the
~ ~,~j;time of its delivery the Trust cr~ated by this Indenture and by the
Trust Agreer.lent was in full force and effect, (b) that the conveyance
~ or other instrument was executed in accordance cvith the trusts, con-
~ ~-~-i ditions and limitations contained in this Indenture and in ~ne Trust
~;:iAgreement and is binding upon all beneficiaries under those instru-
~ 7 ments, (c) that Trustee was duly authorized and im~owered to execute
and deliver every suc:~ Deed, Trust Deed, Lease, rlortgage or other
instrument and (d) if the conveyance is made to a successor or
successors in trust, that such successor or successors in trust have
been appointed properly and vested fully with all the title, estate,
rights, powers, duties and obligations of the ~redecessor in trust.

:j Any contract, obligation or indebtedness incurred or entered into
~ ~`by the Trustee in connection with the Property may be entered into by
! him in the name of the then beneficiaries under the Trust Aqreement,
~ u as their attorney in fact, by this Deed irrevocably appointed for that
` purpose, or, at the election of Trustee, in his own name, as Trustee,
~ of an express trust and not individually, and Trustee shall have no
~ obligation whatsoever with respect to"any such contract, obligation
~ or indebtedness, or otherwise, except only as far as the Trust
~ Property and funds in the actual p~ssession of Trustee shall be
~ applicable for its payment and disc:~arge, and all persons and corpora- ,
~ tions whonsoever and whatsoever shall be charged with notice of this
~condition fron? the date of the filing for record of this Deed.
