2. The Movtgagee may, at his option, and withcwt waiving his right to accelerate the indebtedne~ hereby secured
and to foreclose the same. pay either befors or after deliquency any or all ut those certain ubligations reyuired by the terms
hereof to be paid by the Mortgagor for the pmtectan of the mortgage security ur for the collection u( the indebtednes~s
hereby secured. All sums so advanced or paid by the Mo~igagee shall be charged into the mortgage accouat and becume an
integral part thereoi, subject in ap respects to the terms, rnnditions, and covenants of the aforesaid prumissory note, and this
mortg~ge, as fully and to the same extent as though a part of the original indebtedness evidenced by said no[e and secured by
this mortgage, excepting huN~evcr, that ssid sums shall be rtpaid the Mortgagee foNhwith upon its demand and be in addition
to the regular monthly installments provided by 1he mortg,age note.
3. That the abstract or abstncts of titk rnvering the mortg,aged propeNy shall at all time~, during the lite of this
mortgage, remain in possession of the Mortgagee and in event of the foreclosure ot this mortgage or other transfer of title to
the mo~tgaged property in extinguishment of the indebtedness secured hereby, all right, title and interest of the Mortgagur in
and to any such abstracts of title shaU pacs to the purchsser or grantee.
4. To the extent of the indebtedness of the Mortgagor to the Mortgagee described herein or secured hereby, the
Mortgagee is hereby subrogated to the lien or liens and to the rights of the owners and holders thereof of each and every
mortgage, lien or other incumbrance on the land described herein which is paid and/or satisfied, in whole or in part, out of
the proceedt of the loan described herein or secured hereby, and the respective liens o! said mortgages, liens or other incum-
brances, shall be and the same and each of them hereby is preserved and shap pass to and be held by ihe Mortgagee herein as
security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it would have been
• preserved and would have been passed to and been held by the Mortgagee had it been duly and regularly a~igned, trans-
ferred, set over, and detivered unto the Mortgagee by separate deed of a~ignment, notwithstanding the fact that the same
may be satisfied and cancelled of rernrd, it being the intention of the parties hereto that the same will be satisfied and can-
celled of record by the holders thereof at or about the time of the recording of this mortgage_
S. In the event the ow~nership of the mo~igaged premises, or any part thereof, becumes vested in a persan other than
the Norigagor, the Nortgagee may, w~ithout notice to the Mortgagor, deal w•ith such succe~cor or successors in intere~t w~th
reference to this deed and the debt hereby secured, i~~ the same manner as Hi1h the Mort~gor without in any way vitiating or
discharging the Mortgagor's liability hereunder or upon the debt hereby secured. No sale of the premises hereby mortgaged
and no forbearance on the part of the Mortgagee, and no extension of the time fur the payment of the debt hereby secured
given by the Mortg;~gee shatl operatz to release, discharge, modify, change or affect the original liability of the Nortgagor
herein either in whole or in part.
6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebtedness, however
i evidenced, whether by said promissory note or any renew~al or extension thereof or substitute therefor, or otherv?ise, until all
~ such indebtedness shall have been fully paid.
