2. The Mortgdgee may, at his option. and withuut waiving hu right to accelerate the inclebtedne~~ hereby .ecured
and to [oreclose the same. pay either before or aiter deliyuency any or al) of thuse certain ublig,atiuns ?eyuired by the terrtn
hereof to be paid by the Mortgagor for the pmtection of the mortgage security or tor the cullection uf the indebtedne~
hereby secured_ All sums so advanced or paid by the Mo~tgdgee shall be charged intu the mortg,age. account and become an
integral part thereof, subject in all respects to the tem~.c, rnnditions, and co~enants of the aforesaid prumissury note, and this
mortgage, as tully and to the same extent as though a part ot the original indebtedness evidenced by said note and secured by
this mortgage, excepting hovrerer. that said sums shall be repaid the Mortgagee fo~ihvrith upon its demand and be in addition
to the regular monthly instaqments provided by the mortgage note.
3. That the abstract or abstracts of titk covering the modgaged property shal) at all time., during the life uf this
mortgage, remain in posses.+ion of the Mo~tgagee and in event of the foreclosure of this mortgage or other tr.~nsfer ot title to
the mortgaged property in extinguishment of the indebtedness secured hereby, all right, title and interest of the Mortgagur in
and to any such abstracts of title shaU pass to the purchaser or grantee.
4. To the extent of the indebtedness of the Mortpgor to the Mortgagee described herein or secured hereby, the
Mortg,agee is hereby subn~gated to the lien or liens and to the rights of the ov?~ners and holders thereof of each and every
mortgage, lien or other incumbrance on the land described herein which is paid and/or satisfied, in w~hole or in part, out of
the proceeds of the laen de9cribed herein or secured hereby, and the respective liens of said mortgages. ~iens or other incum-
brances, shall be and the same and each of them hereby is preserved and shall pass to and be held by the Mortgagee herein ati
security for the indebtedness to the Mortgagee herein described or hereby secured, to the same extent that it would have been
preserved and would have been passed to and been held by the Mortgagee had it been duly and regularly a~igned, trans-
ferred, set over, and delivered unto the Mortgagee by separate deed of assignment, notwithstandi~~g the tact that the same
may be satisfied and rancelled of record, it being the intention of the parties hereto that the same wJl be satisfied and can-
celled of record by the holders thereof at or about the time of the recording of this mortgage.
5. In the event the ownership of the mortgaged premises, or any part thereof, becumes vrsted in a person other than
the Murtgagor, the ~tortgagee may, wiihoul notice to the Nortgagor, deal vvith such successor or successors in interest with
reference to this deed and the debt hereby secured, in the same manner as with the Mortgdgor without in any way vitiating or
discharging the btortgagor c liabitity hereunder or upon the debt hereby secured_ No sale of the premises hereby mortgaged
and no forbearance on the part of the Nurtgagee, and no extension of ihe time for the payment of the debt hereby secured
given by the htortgagee shall operate to releace, discharge, modify, change or affect the original liability of the Nortgagor
herein either in whole or in part.
! 6. The lien of this deed secures and shall continue to secure payment of said indebtedness or indebtedness, how~ever
j evidenced, whether by said promistiory note or any renewal or extension thereof or substitute therefi~r, or otherwise, until atl
~ such indebtednesc shall have been fully paid.

~ sentatives, successors and assigns of the respective parties hereto. Where~~er used the singular number shall include the plural
and the plural the singular, and the use of any gender shall include all genders.
