WITNESSETH: That Grantor, for and in consideration of the sum of TEN (510.00) DOLLARS and other qood and valuable consideration paid by Grantee, the receipt of which is hereby acknowledged, has granted, bargadned, and sold ~to Grantee and Grantee's heirs and assigns forever the following described real property situated, lying and being in St. Lucie County, Florida, to wit: The Condominium Parcel known as Apartment 6 216 of Phase I I of HIGH POINT OF FORT PIERCE CONDOMINIUM SECTION II ~the "Condominium") according to the Declara- tion of Condominium thereof , recorded in Official Records Book 3 0 4 at Pages 13 9 6 through 15 0 8 of the Public Records of St. Lucie Counfiy, Florida as such Declaration may have been amended by any amendments thereto hereto filed in the Public Records of St. Lucie County, Florida including, but not limited to, any amendment to add the aforesaid Phase to the Condominium (if such Phase be other than Phase I thereof Grantee, by acceptance hereof, and by agreement with Grantor hereby expressly assumes and agrees to be bound by and to comply with all of the covenants, terms, conditions and provisions set forth and contained in the aforedescribed Declaration of Condominium, including , but not li~nited to, the ~ ; obliqation to make payment of assessments for the mafntenance and operation of the Condominiwn which may be levied against the above described Apart- ment. Grantee expressly acknowledqes the existence ~ of a Settlement Stipula- tion and Agreement for and Grant of Easements and Other Rights (the "Settle- ~ ment Stipulation" ) and a Declaration o€ Protecttve Covenants and Restrictions (the "Protective Covenants"), as hereinafter set. forth. The Settlement Stipu- ~ lation provides for this Condominium to be served by certain facilities of High Point of Fort Pierce Condominium Section 1 and the Protective Covenants provides for certain land use covenants upon the land areas described therein (including, but not limited Lo, portions of the land areas included within this Condominium) and provides for certain drainage easements and other ease- ments and riqhts including, but not limited to, the "Roadway Easement", -"Sewage System Rights" ,"Water System Rights" and "Future Development~ Property Drainage Easement" , all as are more particularly described therein, ~ all in additton to the other matters set forth in the Settlement Stipulation and Protective Covenants, whfch other m~tters include, but are not limited to, the oblfgation to pay certain "Assessments" as are respectively set forth in the ~ Settlement Stipulation and Protective Covenants .
