this Mortgage, the Note and notes securing Future Advances, i( any, had no acceleration occurred: (b) Borrowe~ cures
all breacha of any other covenants or agreements of Borrowe~ containcd in this Mongage; (c) Bortower pays all reasonable
expenses incurred by Lender in enforcing the covenants and agrcements o[ Borrower contained in this Mongage and in
eoforcing Lende~'s remedies as provided in paragraph 18 hereo(, including. but not limited to, reuonable attorney's fees; and
(d) Borrower takes such action as L.ender may reasonably require to assure that the lien of this Mortgage. Lender's interest
in the Praperty and Borrower's obligation to pay ihe sums secured by this Mortgage shall continue unimpaired. Upon such
payment and curc by Borrower~ this Mortgage and the obligations secured hereby shall remain in full force a~d effect as it
no acceleration had occurred.
20. A~ameat of Rent~ Appoi~tmeat of Receiver. As additional security hercunder, Borrower hereby assigns to
Lender the rents of the Property. provided that Borrowe~ shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property, have the right to collect and retain such rents as they become due and payable.
Upon acceleration under paragraph 18 heroof or abandonment of the Property, Lende~ sha11 be entitled to have a
receiver appointed by a court to enter upon, take possession of and manage the Property and to collect the ttnts of the
Property. including thoae past due. All rcnts collected by the receiver shall be applied fint to payment of the costs of
management of the Propeny and collection of rents, including, but not limited to. roceiver's fees, premiums on receiver i
bonds and reasonable attorney's fees, and then to the sums secured by this Mongage. 'Ilu receiver shall be liable to account
only for those rcnts actuaQy received.
21. Future Advanca. Upon request by Borrower, Lender, at Lender s option within twenty yean from the date of this
Mongage. may make Future Advanca to Borrower. Such Future Advances, with interest thereon, shall be secured by this
Mortgage when evideaced by promissory notes stating that said notes an secured hereby. At no time shall the principal
amount of the indebtedoas secured by this Mortgage. not including sums advanocd in accordance herewith to Protect the

22. Reka~e. Upon payment of all sums secured by this Mortgage, Lender shall relesse this Mortgage without chuge
to Borrower. Borrower shall pay all costs of recordation. if any.
23. Attorney's Fea. As used in this Mortgage and in the Note, "attorney's feex" shall include attorney's focs. if any.
which may be awuded by an appellate court.
