PARCEL ONE; Beginning at the Southeast corner of the North 1/2 of
Governmen Lot 9, Section 15, Township 37 South, Range 40 East; thence
run North 834.84 feet on the East line of said Government 9 to a point;
thence run West 626.13 feet to a point; thence run South 834.84 feet,
more or less, to the waters edge of the North Fork of the St. Lucie
River, commonly called Tarpon Bay; thence meander the shore of the
waters edge easterly to the point of beginning, containing 12 acres,
more or less; TOGETHER with all riparian rights thereunto belonging
or in anywise appertaining. Less and excepting from Parcel 1, Exhibit
A of Deed in O.R. Book 176, Page 2247, St. Lucie County, Florida,
public records.
PARCEL TWO: A parcel of land 125 feet in width lying in Section 15,
Township 37 South, Range 40 East, St. Lucie County, Florida, being
more particularly described as follows: COI?OdENCING at the 4"x4"
concrete monument marking the Northeast corner of the property
described in the Warranty Deed filed in Deed Book 192, at pages 211
and 212 of the Public Records of St. Lucie County, Florida; Thence
run S00°45'16"E for 139 feet to the POINT OF BEGINNING; Thence
N89°14'44"E for 125 feet to an iron pipe encased in concrete; Thence
S00°45'16"E for 697.26 feet to an iron pipe encased in concrete;
Thence S89°53'51"W for 125.01 feet; thence N00°45'16"W for 695.84 feet
to the~POINT OF BEGINNING.
Containing 2.00 acres more or less.
PARCEL THREE: A triangular parcel of land lying in the Northwest
corner of the South half of Government Lot 10, Section 15, Township
37 South, Range 40 East, St. Lucie County, Florida. Being more
particularly described as follows: BEGINNING at the iron pipe
marking the Southwest corner of Parcel No. 2 as described in the
Warranty Deed filed in O.R. Book 176, page 2245 of the Public Records
of St. Lucie County, Florida. Thence run N89°53'51"E for 125.01 feet
to an iron pipe being the Southeast corner of Parcel No. 2; thence
S00°45'16"E for 75 feet more or less to the water's edge of Kitchin's
Cove; thence Northwesterly along said water's edge a distance of 145
feet more or less to the POINT OF BEGINNING.
Containing 0.108 acres more or less.
ALSO TOGETHER with an Easement 30 feet in width for ingress, egress
and access to the above described property over and across the South
150 feet of the North 1/2 of Government Lot 10, Section 15, Township
37 South, Range 40 East.
