5. Default in paying any installment required by the note shall, at the option of the mortgagee and without notice or demand, render
the entire sum remaining unpaid at once due and payable, less rebate of Finance Charge as stated in the note; and the mortgagee may
ioredose this mortgage in the manner provided by law, and have the mortgaged property sold to satisfy or apply on the indebtedness hereby
secured.
6. The rents and profits of the mortgaged property are also hereby mortgaged. For this purpose this mortgage shall constitute a
Security Agreement under the Uniform Commercial Code and the parties shall be entitled to all rights and remedies provided therein. If
proceedings to foreclose this muttgage shall be instituted, the court having jurisdiction thereof should appoint a receiver of the mortgaged
property, and apply those rents and profits to the indebtedness hereby secured.
The agreements and promises of the note secured hereby and of this mortgage are intended to be covenants running with the land or
any interest therein, to be binding on the respective promisors, their heirs, legal representatives and assigns, and to inure to the benefit of
the respective promisees, their heirs, legal representatives and assigns.
