JAMES, hereinafter called the grantor, to ECOLJO,~+IY PACKING COMPANY, INC., a Florida corporation, whose post office address is: Qo'$o~c. ~y~p~ r'~~ ~~~~~e F13~`l$b hereinafter called the grantee: (Whenever used herein, the term "grantor" and "grantee" include all the parties to this instrument and ~he heirs, legal representatives and assigns of individuals, and the successors and assigns of corporations.) WITNESSETH: That the grantor, for and in consideration of the sum of $10.00 and other valuable considerations, receipt whereof is hereby acknowledged, hereby grants, bargains, sells, aliens, remises, releases, conveys and confirms unto the grantee, all that certain land situate in St. Lucie County, Florida, viz: _ Begin at the point of intersection of the West line of the East 1/2 of the Southwest 1/4 of the Southwest 1/4 - of Section 24, Township 35 South, Range 39 East, St. _ Lucie County, Florida, with the Southerly right-of-way line of Okeechobee Road (S.R. #70); thence run North ' 70°04'03" East, along said right-of-way line 175.00 feet, to the-POINT OF BEGINNING; thence continue North T 70°04'03" East, along the said right-of-way line, 124.95 feet; thence run South 00°~J6'18" East, 21.26 - ~ feet, to a point on the Southerly right-of-way line of Okeechobee Road (S.R. #70) as expanded; thence run North 70°04'03" East, along said right-of-way line, - 26.34 feet, to the West line of a 20-foot easement; N_- thence run South 03°31'09" East, along said West line of easement, 199.60 Beet; thence run South 70°04'03" r, _ West, parallel to the Southerly right-of-way line of ' rr._ Okeechobee Road (S .R. #74), 163.88 feet; thence run North 00°06'51" West, parallel to the said West line - ~ of the East 1/2 of the Southwest 1/4 of the Southwest 1/4 of Section 24, 224.77 feet, to the POINT OF BEGINNING. TOGETHER with a r etual non-exclusive ri ht I'i of a ress Pe P 9 g and ingress for vehicular and pedestrian traffic of grantee, its assigns, successors, invitees and agents over and across the 20 foot parcel lying immediately East of the property described above, to reach the above described property from Okeechobee Road. The said 20 foot parcel being referred to as "20-foot easement" in the legal description of the property being conveyed herein to grantee. ~ TOGETHER with all tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. Grantor herein reserves the perpetual, non-exclusive right to use a 26 foot wide travelway running North and South, as desig- nated by grantee, within the East 76 feet of the property herein conveyed, which reserved use shall run in favor of not only grantor ( but also his heirs, invitees, agents and assigns. This reservation shall be perpetual and run with the land, however, in the event grantor, his heirs, or assigns, fail to construct a building con- taining not less than 3,000 square feet on the remaining contiguous lands of grantor lying adjacent to the South boundary of the land ~ herein conveyed, within five (5) years frcm the date of recording of this Deed, then the above reservation to use the 26 foot travelway shall be extinguished and rendered null and void, and the use limitations stated in the first paragraph or_ the rex~ page of this Deed shall also be null and void.
