assigns, covenant with grantor, his heirs and assigns, that all
buildings or permanent structures hereafter constructed or placed
on the above described real property shall be located within the ~
West 74 feet thereof, and that the East 76 feet thereof shall be
free from any type of permanent structures or physical obstructions
other than normal vehicular parking and a commercial sign constructed
on not more than two (2) poles or posts, with the lowest portion of
the advertising area on said sign to be at least ten (10) feet above ,
ground level.
Grantor herein hereby certifies that the above described
property is vacant and unimproved and not the homestead or place of
residence of grantor and that grantor's homestead and place of
residence is on Brocksmith Road in St. Lucie County, Florida.
TO HAVE AND TO HOLD, the same in fee simple forever.
AND the grantor hereby covenants with said grantee that the
grantor is lawfully seized of said land in fee simple; that the
grantor has good right and lawful authority to sell and convey said
land; that the grantor hereby fully warrants the title to said land
and will defend the same against the lawful claims of all persons
whomsoever; and that said land is free of all encumbrances, except
taxes accruing subsequent to December 31, 1978.
