IN .ADDITION TO THE GONENANTS HEREINAFTER 8ET OUT THE MORTGAGEE AND MORTGAGORS

(1) Tha MORTGAGOR herein shall mako within - 7 days of the due date, the payments'~allad
for in the f irS t mortgage now encumbering this property, to the ti10RTGAGEE herein at
its office or some other placaas designated by the MORTGAGEE herein.
(2) The MORTGAGOR herein shall pay within 30 days of the due date all pertinent charges for fire ands
windstorm insurance, all ad valorem city and/or county taxes, any special improvement assessments and any
~ other sp°cia! governmental assessments or charges. -
~ (3) If the IJ.ORTGAGOR herein do not make the pay-meats on the f irt3 t mortgage ,the fire and
d windstorm insurance premiums and governmental taxes or special assessments as they coma due, as welt as
the payments ci;lled for in this mortgage deed, then the IV)ORTGAGEE herein can at iCs
! option make these payments, adding said payments made to the balance due hereunder. If any one or alt of
~ j she aforesi,id payments remain unpaid for a period of 7 days or more, then the MORTGAGEE can at
option, viithovt further notice declare the balance due under this mortgage due and payable in full at once
and forthwith place the matter in the hands of an attorney for collection or enforcement. In this event all

Failure on the part of the MORTGAGOR to wmply with, perform, or abide by any of the agreemelets,
stipulations, conditions and covenants as set forth above in sections 1, 2, 3, 4, 5, b, empowers the MORT-
~ GAGEE herein, at his option, to declare the entire balance due hereunder, to be due and payable at onto
± without notice. Failure of the MORTGAGEE herein tp exercise this option at any time shall not constitute a
waiver of the right to exercise this option at some later time: ~
