HomeMy WebLinkAbout2024 which has been separately identified into fourteen (14) parcels in Exhibit B attached hereto, are hereby created, granted, established, ratified, and confirmed, as the case may be, and the conveyance of fee simple title to each parcel shall be subject to those portions of the following Easements which are over sections of particular individual parcels. Section 1. Parking Easements. A perpetual, non-exclusive Easement is hereby created, granted and established in favor of the owner of each and every parcel, and the owner's successors and assigns, over the following portion of the real property which is the subject matter of this Declaration, the legal description of which Easement is set forth in Exhibit C attached hereto and which Easement shall be for the use of vehicle parking spaces, together with the right of ingress and egress in and on the said parking area described in Exhibit C attached hereto. The Association may permanently assign two (2) vehicle parking spaces for each parcel, which parking spaces shall be as near and convenient to such parcel as reasonably possible. Section 2. Ingress and Egress Easements. A perpetual, non-exclusive Easement is hereby created, granted and established in favor of the owner of each and every parcel, and the owner's successors and assigns, over the following parcel of real property which is the subject matter of this Declaration, the ~ legal description of which Easement is set forth in Exhibit D attached hereto and which Easement shall be for the purpose of ingress to and egress from the parcels and dwelling units. 9 s Section 3. Service Easements.
